Location! Location! Location!
​Remember, you're not just buying a home, you're investing in a neighborhood as well. Look at neighbors’ homes, nearby buildings and road systems in search of things that would make living in your home less desirable, including neighbors, eyesores, odors, noise, and traffic. If possible, visit the neighborhood at different times of the day.

Size Matters.

Remodeling is not as easy as the DIY shows make it look. Pay special attention to the layout and the decide whether or not the space and design work for your family's needs. Flow is an important thing, but so is having dedicated space specific to your lifestyle - like a home office if you happen to work from home or second family room for entertaining.

What's That Smell?
Trust the nose, it knows! If you smell something unpromising, it just could be.  Whether its caused by pets, water damage, or something you can't put your finger on ... take note. Damage caused by pets percolate into the sub-flooring and is often difficult to get rid of. Water damage can often cause mildew or mold issues, if you notice water stains this could be a sign of flooding, drainage, or roof damage.

 Furnaces and Air Conditioners.
​Although these will be examined during your home inspection, ask to have the air turned on to listen for any odd noises or smells. The average life of a furnace is about 20 years, and 10 years for well maintained air conditioning unit.

Step on a crack ...
Foundation dilemmas are very costly to repair. Floors that seem uneven or visable cracks on the property could be potential signs of foundation issues. Pay close attention to the exterior of the property as well. Is there deferred maintenance, gutters missing or full of debris, window shifting, missing shingles, deck or fence repairs needed?

Light, Air and Space.
​Is natural lighting important to you? Is the air flow sufficient for you to enjoy a nice breeze when the windows are open? Being able to catch a cool breeze can cut down on utility bills in the summer months. However, having energy efficient windows for those cold winter months is equally important. If your utility bill isn't a concern, you may not mind more space and plenty of windows. Make sure you have enough space to accommodate you, your family and all your belongings. How the house makes you feel can play a huge part in your decision making.
